PCS to Camp H.M. Smith Hawaii

A Local Housing & Home Buying Guide for Your Camp Smith PCS

If you’re PCSing to Camp H.M. Smith, don’t make the mistake of treating it like an assignment to Marine Corps Base Hawaii at Kaneohe Bay.

Camp Smith is on a completely different part of Oahu.

That changes where I would begin your housing search, which communities make sense to investigate, and how I would evaluate the commute before buying a home.

Camp Smith’s location above the Pearl Harbor and Aiea area gives military families several possible directions to explore. But having more choices doesn’t mean you should search the entire island.

Start with the duty station.

Then work outward based on your budget, family needs, property preferences, and the commute you’re actually willing to make.

If you’re still planning the overall move, start with the PCS to Hawaii guide. You can also compare this assignment with other installations through our Hawaii Military Base PCS Guides.

Camp Smith Is Not MCBH Kaneohe Bay

This is the first distinction I want families to understand.

Camp H.M. Smith and Marine Corps Base Hawaii are connected through the Marine Corps installation structure, but they are not the same duty location.

If you’re working at Camp Smith, automatically searching for a home near Kaneohe Bay because you saw “MCB Hawaii” on a housing resource could send your housing search in the wrong direction.

Your actual workplace is Camp Smith.

That’s where your housing analysis should begin.

For many families, that means looking first at the central and south-central parts of Oahu rather than automatically beginning on the Windward side.

Understand Your Camp Smith Housing Options Early

Housing arrangements can be more nuanced at Camp Smith because several commands and services operate there.

Current MCB Hawaii housing information says its Family Housing Department and privatized housing partner provide housing to families of Marines assigned on Oahu as well as eligible members of other services, including personnel associated with Marine Forces Pacific at Camp H.M. Smith. Marine Corps housing policy further distinguishes housing priority depending on the command and service to which a member is assigned.

That’s why I wouldn’t assume your housing eligibility based solely on someone else’s Camp Smith experience.

Talk to the appropriate housing office for your service and command.

Find out what you’re eligible for.

Understand the current process.

Then compare those options with renting or buying off base.

I would not publish or plan around a current wait-time number because availability can change.

Living Off Base When Stationed at Camp Smith

Camp Smith can give you a surprisingly broad off-base search.

That’s useful—but it can also create decision overload.

You might find yourself looking toward Aiea and the Pearl Harbor side, considering Honolulu neighborhoods, or expanding farther west or into Central Oahu.

The question isn’t:

How many neighborhoods can I consider?

It’s:

Which areas make sense for the life we’re actually going to live during this assignment?

That’s a much better way to approach an Oahu housing search.

Oahu Communities to Consider When Stationed at Camp Smith

Aiea

Aiea is one of the first communities I would investigate for a Camp Smith assignment.

Its location makes it particularly relevant when you’re trying to stay connected to the Camp Smith/Pearl Harbor side of Oahu.

But don’t choose Aiea just because it’s nearby.

Evaluate the actual property, road access, housing type, monthly payment, and your family’s other destinations.

The right house in Aiea and the wrong house in Aiea can produce two very different ownership experiences.

Pearl Harbor-Side Communities

Your search may naturally extend through communities around the Pearl Harbor side of the island.

This can become especially useful when two military members or spouses work at different installations.

For example, one person may be assigned to Camp Smith while another works around JBPHH.

That changes the housing calculation.

Instead of minimizing one person’s commute at all costs, you may be trying to create a reasonable compromise for both.

Honolulu

Some Honolulu neighborhoods may also make sense depending on your priorities.

This is where I’d be careful with broad neighborhood recommendations.

“Honolulu” covers very different housing environments.

You may be comparing condos, townhomes, older single-family homes, different traffic patterns, and very different monthly ownership expenses.

Don’t evaluate Honolulu as one market.

Evaluate the individual property and its relationship to your Camp Smith assignment.

Ewa Beach and Kapolei

Some families may decide to expand west.

Ewa Beach and Kapolei can offer different housing choices from the areas immediately surrounding Camp Smith.

But you’re making a trade.

If expanding west gives you the property, space, community, or price range you’re looking for, then evaluate whether that benefit is worth the commute.

Don’t make that decision from listing photos alone.

The Hillside Location Changes the Commute Conversation

Camp Smith is a good example of why I don’t like generic Oahu commute charts.

Two properties may appear similarly close to the installation on a map.

That doesn’t mean your daily drive will be identical.

The route to the installation matters.

Traffic patterns matter.

Your reporting time matters.

Where else your family needs to travel matters.

If you’re already on Oahu, experience the route yourself before making a major housing decision when practical.

If you’re still on the mainland, have your local team help you understand the geography instead of relying entirely on mileage.

A short distance on an Oahu map does not automatically mean a simple commute.

On-Base Housing or Living Off Base?

This decision begins with understanding which housing options you’re actually eligible for.

That’s particularly important at Camp Smith because service and command can affect how the housing process works.

Once you understand your military-housing options, compare them against the off-base alternatives.

Consider your family size.

Your expected time on Oahu.

Where your spouse works.

Schools or childcare if applicable.

Your preferred housing type.

The commute.

And what you want financially from this assignment.

Military housing can be the right choice.

Renting off base can be the right choice.

Buying can be the right choice.

The PCS orders themselves don’t decide that for you.

Renting vs. Buying During a Camp Smith Assignment

If this is your first Hawaii assignment, renting can buy you something valuable:

time to understand Oahu.

You’ll learn which roads you actually use.

You’ll understand the difference between living around Aiea, Honolulu, Central Oahu, and farther west.

You’ll learn how much commute you’re comfortable accepting.

For some families, that information is worth renting first.

Other buyers arrive with a clear financial plan, enough local knowledge, and an assignment timeline that makes purchasing worth considering immediately.

Neither group is automatically making the better decision.

If ownership is already part of your plan, continue through Home Buying During a Hawaii PCS.

How BAH Fits Into a Camp Smith Home Purchase

BAH is an important part of the affordability conversation.

But I wouldn’t use your BAH amount as a command to spend that exact amount on a mortgage.

First, understand the entire monthly housing expense.

For a house, that means more than principal and interest.

For a condo or townhome, association expenses can become particularly important.

Taxes, homeowners insurance, HOA or maintenance fees, utilities, and ongoing ownership costs all matter.

Your VA loan approval tells us what you may qualify to borrow.

It doesn’t tell us what payment is comfortable for your family.

If you’re establishing your range, read Using BAH to Qualify for a VA Loan in Hawaii.

Buying Before You Arrive at Camp Smith

You can begin the home-buying process before arriving on Oahu.

But Camp Smith is another assignment where I want buyers to understand the geography before getting aggressive with offers.

A listing may look close.

The photos may look great.

The payment may fit.

That still doesn’t tell you whether the property works for your daily life.

If you’re buying before your PCS, start with Buying a Home Before Your Hawaii PCS.

If the entire process will be handled from another duty station, the Remote Home Buying During a Hawaii PCS guide covers the additional issues you should think through.

The goal isn’t simply to close before you arrive.

It’s to close on a property you’re still happy you bought after you’ve lived here for six months.

Waiting Until You Arrive Is Also a Strategy

There’s nothing wrong with arriving first.

For some Camp Smith families, I actually like what this gives them.

You can drive from Aiea.

You can explore Honolulu.

You can see what expanding west feels like.

You can compare condos with townhomes and houses.

You can experience the island’s geography instead of trying to understand it entirely through Google Maps.

Then you can buy with better information.

That’s not indecision.

That’s due diligence.

What Elias Often Tells Families PCSing to Camp Smith

Don’t tell me you want to live “close to base” until we’ve talked about what close means to you.

Five miles?

Twenty minutes?

A simple drive?

Being near your spouse’s workplace too?

Being near the places your family will use every week?

Those aren’t the same thing.

I want to understand the lifestyle you’re trying to build around the assignment before we start narrowing properties.

Then we can look at the VA financing.

Because the mortgage needs to fit the housing decision—not drive it.

A property can qualify for VA financing and still make no sense for your family.

The goal isn’t to buy the closest house to Camp Smith. It’s to find the housing situation that makes the entire assignment work.

Pay Attention to Camp Smith Arrival and Housing Procedures

Camp Smith has its own installation services and administrative resources. MCB Hawaii currently maintains Camp Smith-specific Pass and ID operations, and its Distribution Management Office also has a Camp Smith location supporting PCS-related household-goods functions.

Temporary lodging guidance is another area where I would use current official instructions rather than an old PCS blog. Current MCB Hawaii guidance specifically tells personnel assigned to locations such as Camp Smith to contact the appropriate TLA office for guidance rather than simply assuming the Kaneohe Bay lodging process applies to them.

Procedures change, so confirm the current requirements through your command and official installation resources as your move gets closer.

Camp H.M. Smith PCS FAQs

Where should I live if I’m stationed at Camp H.M. Smith?

Aiea is a logical area to investigate first, but your search can extend toward Honolulu, Pearl Harbor-side communities, Central Oahu, or farther west depending on budget, property preferences, family needs, and commute tolerance.

Is Camp H.M. Smith the same as Marine Corps Base Hawaii at Kaneohe Bay?

No. Camp Smith and MCB Hawaii Kaneohe Bay are different duty locations on Oahu. That distinction matters when deciding where to live and evaluating your commute.

Is military family housing available if I’m assigned to Camp Smith?

Housing options depend in part on your service and command. Current MCB Hawaii information includes housing support for Marines assigned on Oahu and personnel associated with Marine Forces Pacific at Camp Smith, while housing policy provides different priority treatment for personnel assigned to other commands. Confirm your individual eligibility with the appropriate housing office.

Should I live near Aiea if I work at Camp Smith?

Aiea deserves consideration because of its location, but proximity alone shouldn’t determine your decision. Compare individual properties, road access, monthly expenses, family needs, and where other members of your household need to travel.

Should I rent before buying near Camp Smith?

Renting first can make sense if you want to experience Oahu’s neighborhoods and traffic before choosing a long-term property. Buying before or shortly after arrival can also work when your finances, assignment timeline, and local due diligence support it.

Can I use a VA loan to buy a home near Camp Smith?

Eligible borrowers can use VA home loan benefits to purchase an eligible primary residence that satisfies applicable VA and lender requirements. Your qualification should be considered alongside the property’s condition, location, total monthly expense, and suitability for your PCS.
