If you’re about six months away from moving to Hawaii, you’ve entered a different stage of the PCS process. Nine months ago, the goal was preparation. Now it’s time to start making a plan. This is usually when military families begin asking bigger questions. “Should we rent or buy?” “Where do we actually want to live?” “Should we start talking to a lender?” Those are exactly the conversations I like to have around this point—not because you’re buying tomorrow, but because you don’t want to wait until the last minute to understand your options.

Stop Researching the Entire Island

One mistake I see all the time is families trying to learn everything about Oahu. Honestly, you don’t need to. By now, you should have a pretty good idea of where you’ll likely be stationed. Instead of comparing every neighborhood on the island, start narrowing your focus. If you’re heading to Joint Base Pearl Harbor-Hickam, your search is going to look very different than someone moving to Schofield Barracks or Marine Corps Base Hawaii. The goal isn’t to pick a house yet. The goal is to understand which areas fit your family’s lifestyle before the home search begins.

Start Building a Real Housing Budget

At this stage, I stop talking about maximum loan amounts. Instead, I ask a different question. “What monthly payment lets you enjoy living in Hawaii?” Just because you qualify for a certain payment doesn’t mean it’s the right payment for your family. Think about everything else you’ll want to enjoy while you’re stationed here—weekends at the beach, exploring the islands, eating out, traveling home to visit family. Buying a home should support your lifestyle, not limit it. That’s why building a realistic budget is much more important than chasing the biggest house you can afford.

This Is a Good Time to Talk to a Local Hawaii VA Loan Officer

A lot of people think they should wait until they’re ready to make an offer before talking to a lender. I actually prefer the opposite. Six months out is a great time to have a conversation. Not to get pre-approved. Not to lock in a rate. Just to understand what the process will look like.

Learning about the VA loan pre-approval process in Hawaii early gives you time to gather documents, ask questions, and address any issues long before you’re ready to submit an offer.

We’ll talk about your goals, answer your questions, and identify anything that might need attention before you’re ready to buy. Sometimes the conversation is fifteen minutes. Sometimes it’s longer. Either way, you’re giving yourself time instead of pressure.

The earlier you start building that team, the smoother everything tends to go once your timeline speeds up. You don’t have to commit to anyone today. Just start having conversations.

Around the six-month mark, I usually see one of two things happen. Some families feel like they have plenty of time and put everything off. Others panic and think they need to make every decision immediately. Neither approach works very well. I tell people to use these next few months to get clear on their options. Understand your budget.

Learn the neighborhoods that make sense for your assignment. Ask questions. Then, when your PCS timeline starts moving faster, you’ll already have a plan instead of trying to build one under pressure.
