I’ve worked with a lot of military families relocating to Hawaii, and the ones who have the smoothest experience usually aren’t the ones who started shopping first. They’re the ones who started planning first.

If Hawaii might be your next assignment, here’s what I’d focus on.

Don’t Open Zillow Just Yet

I know it’s tempting.

The first thing most people do is start browsing homes online.

I actually tell people not to.

Here’s why.

The moment you fall in love with a house, everything becomes emotional. Suddenly you’re trying to make the numbers work because you’ve already pictured your family living there.

Instead, spend the next few months understanding what you can comfortably afford. The right house will still be there later.

The goal right now isn’t finding a home.

It’s preparing to buy one wisely.

Get Honest About Your Finances

Before we ever talk about pre-approval, I usually ask a few simple questions.

How does your monthly budget look?

Do you have savings set aside?

Are there any debts you’d like to pay down before moving?

Could your credit improve over the next several months?

You don’t need to be perfect.

You just want to give yourself as many options as possible once your PCS becomes official.

I’ve seen buyers improve their situation dramatically simply because they gave themselves a few extra months to prepare.

Learn the Island Before You Pick a Neighborhood

One of the biggest mistakes I see is assuming Hawaii is just one housing market.

It isn’t.

Living in Kapolei feels very different from living in Kaneohe.

Pearl City offers a different lifestyle than Hawaii Kai.

Some families care most about the shortest commute.

Others are willing to drive a little farther if it means getting more space or living in a neighborhood that better fits their lifestyle.

You don’t have to make that decision today.

Just start learning the island.

It’ll make every decision easier later.

How long will you likely be stationed in Hawaii?

The important thing is understanding your options before the clock starts ticking.

Organize Now, Thank Yourself Later

Once PCS orders arrive, everything starts moving quickly.

Instead of scrambling to find paperwork, start putting everything in one place now.

I usually recommend creating one folder for things you’ll eventually need—financial documents, tax returns, LES statements, insurance information, and anything else related to your finances.

You may not need it tomorrow.

But you’ll be glad it’s ready when you do.
